I'm most concerned about vacancy due to the higher price point of furnished and if it may be a better idea to lease unfurnished/ long term.

The taxable gain on the sale of your single-family home (SFH) will generally be the **difference between the selling price and your adjusted basis in the property**.

Just because your PM receives rent, does NOT mean you will get that draw the next month. 

The gross usually includes the cleaning fees.

I purchased a duplex in May of this year and moved into the bottom unit with the intention of renting the top unit as well as the sf I moved out of which would put me in positive cashflow (the top unit of the duplex does not cover the duplex mortgage entirely on its own). 

I do not want to re-zone the house to sfh, at some point if I want to close the access I want to be able to. 

Please let this newbie know as much as you think is important!
