I would personally stay away from coastal cities with insurance costs and weather risks.

The second thing is to know the rules of the sale, like all cash, no cash, no personal checks, deposits required the day of sale, pre-registering bidders, etc. 

That's how you become the go-to person in the world of real estate investing.Building a strong brand isn't just about impressing investors; it's also about fostering a culture of trust within your team.

I personally would wait for better investments with the B or higher properties.
