@Sharron StJohn What I’ve done, in FL1) “Disclosure: Buyer’s agent has an ownership interest in, and is a member in, “Arizona LLC”, the Buyer, as well as representing “Arizona LLC” as the buyer’s agent in this transaction”.If the other members are not licensed CA agents/brokers, I don’t see any need in disclosing anything about them....that would be according to CA law.2) this language just looks like disclosure you may flip the contract, which I’m not sure if that is your intent or not.

For what it's worth, MA law (I don't know about your state) requires that the seller's agent presents every offer "forthwith".

Since the 45 day identification period can be tricky time wise, even if  and taking into consideration that I have investigated properties even before the closing of escrow, which I have the option to extend,I heard there's a plan B just in case but am not sure of the details, please let me know if this can be done or is a gray area of the law, sorry if I cant describe it accurately since I'm not familiar with it.First always leave 1 spot open , of your 3 picksThen you can technically backdate a purchase contract, because notifying a seller of property is another form of identification. ?????

I can’t speak to TX law, but in VA a buyer has 3 days from the day of receipt to terminate the contract based on what in in the documents.

Usually assignments aren't illegal but heavily frowned upon by sellers and agents, but check your local laws as I'm not a lawyer.

Add title insurance $400-$600.Deep prep around $100-$200 but its paid by the seller (NC state law i think).It should be very easy to just call few attorneys if you don't have one and just ask that.
