tony, it depends on the size, but yes, they are anywhere from 60 to 400 for a large picture window.the thing you have to remember is that the installation is much more expensive when you are replacing the alum/steel windows compared to a vinyl replacement.with vinyl replacement, the wooden frame, the sill, the wood trim inside, and the vinyl trim on the outside are already there....so, you just have to pop out the stop and screw down the new window.with steel/alum window going to vinyl, you need all those things mentioned above. they have to "break" (term used to bend the alum trim) the trim, secure it, caulk it, etc, etc.. so labor and parts are much more.i am going through this right now with the house i am buying.

I paid $170K pre construction in 2006.On the pre construction, 3 bed 2.5 bath 1 car garage Townhouse in Charlotte NC, I paid $160K for and put down 20% CASH and with closing it was about $35,000,00.00 I lost.This one is still in motion with Bank of America and has an offer of $66K on a $136K loan that I paid $160K for in 2007.So to me losing $75,000.00 CASH in 4 years, on top of a short sale is not a 0 negative effect.NOTE: At least I have 4 other properties in NC that are cash flowing a few hundred dollars a month and rent well for the area market.

(Agreement was i wouldnt pay for renovations I would live rent free until I made my money back and she would sell the house to me in 2 years which she no longer wants to do which is fine but...If she sells i can get my money back i put into it)What still needs to be done, Foundation isnt looking good, structurally walls are cracking as if the house is sinking hard to explain without pictures, roof, siding, gutters, front porch, hot water tanks are old, basement floods, backyard fence is about to fall over and if it does its going to hit a lot of cars next door and she is going to be in a really bad position, and the upstairs needs a total gut its in terrible shape.

Again, in your calculations above, it doesn't matter, but when you get into more finite calculations, you will want a more accurate picture of what exenses are, and what part the vacancy plays as a deduction from the income.Your PM is low.
