and all kinds of kitchen waste crap was spilling into the common wall.Several times the toilet won't flush, and it's in the main drain, I went to investigate and have it snaked from the common roof stack to clear the blockage.Roach infestation issues (most likely caused by the broken DW drain hose spilling food waste into the wall) happened along that common wall, I went over and did pest control.I can go on and on and on.Whenever there is an issue, it's always up to me to handle, because he would ignore the issue, or simply tell his tenant he is "out of town at the moment."

-Recent graduate who studied Social & Economic Development and Urban Blight-Excellent credit score-Total student debt is under 30,000-I live with my folks and do not pay for rent/food- I have savings- I know what I want to do with the properties -- I know which areas I want to invest in/ target -- and I am determined, capable, and able to research...Any advice would be greatly appreciated!

I would just make sure you write something up along the lines of "The leases states I am not liable and tenant should have renters insurance, but this one time I am offering X and if it happens again the tenant will have to use their renters insurance" If a tenant's fridge breaks, I compensate them for spoiled food
