You're going to have to either find transactional lending from a hard money lender (I'm not sure they will lend on that small of an amount.) or leverage an existing relationship you have with one of the many small panhandle banks.

If you feel comfortable with the negotiation and closing process, meaning, you could adequately represent yourself, then I would use that leverage to negotiate a lower commission with that agent.
