The one I posted makes 50-60k income and the house was 150k plus 40k rehab.

My thought as I read your post was that if you are going to limit your advice givers to only those who flip 5+ a month, you are probably going to leave out a lot of great people who could help you on your journey.Up to you though.....

The second licensed contractor said you have to replace footings and I was glad he did because one footing had been poured on top of a sidewalk so it wasn't even a footing and the correct footing posts were larger than what I had.
