I'm new to investing in real estate in San Antonio TX and was wondering if anyone knew of any good wholesalers in that area!

Sadly I'm in San Francisco for most of the summer. 

In San Francisco and the entire Bay Area basically, the prices of homes have gone up so much, which is why I discovered this site, to learn special skills, strategies or methods to start investing in RE with low income...if that is possible. 

Due to the prices nearby, I am considering using a turnkey company (Memphis Invest) that some friends have used and recommend until I can get into the business in San Diego.

I've been back and forth with this agent for a few weeks on one particular home and we finally come to terms and this is the email he sends back with the agreement.I'll include his name so nobody else works with this clown.  

I have a daughter and her family in San Tan Valley.

@Brandon Turner and anyone else with information I thought our  beach close condo project in San Clemente might work for live in one rent the other, as I see you talking about sometimes.

I got INSANE FHA and even VA offers that I knew wouldn't appraise.

Since this would be your first deal, I would suggest you use 65% or even maybe 60% of ARV - Repairs to leave yourself more leeway.Also, since it appears you are in San Antonio.

I'm working with a family member and a couple friends to purchase several buy and hold properties in San Diego.
