Additional info: I imagine some questions may come up so Ill try and cover it all here to provide you with a better picture.I plan to get pre-approved for an FHA loan in 3-4 months. 

I imagine many beginner investors on here are looking to buy their first single family home in the $40K-$65K range.  

Others where they steal the electric from 5 or 6  houses away , run the wires on the roofs and pour tar on the wires to hide them .  

As I don't have a ton of money (or credit) to get started with traditional accumulation of properties so I can rent and landlord (which is what I'd like to eventually do) I've began to entertain the idea of wholesaling, as I imagine many people who are in my position arrive to.

I imagine thats brutal on the floors, walls, door, etc., no?

Once you define your buying criteria (neighborhoods, property type, property condition, after-repair value, etc), it's hard to imagine you'll have 5000 people to mail each month until your business has become successful and expanded quite a bit.

My conclusion is that it's designed to make something look good so you can sell the property and then get out of town, without having to spend the money on a tear-out and re-pour.

Just remember when you doing ground up they are on you more than a rehab and seem to just add on things that none could not imagine especially at the last minute.

It is likely the brick construction has something to do with it but it isn't a good sign that they won't talk to you about why it is higher, imagine if you have a claim how they will act.

Hopefully the day to day operations will be less dramatic than I'm imagining :)Thanks so much !
