But, I hate all the disclosures and liability that go along with investing on my own with my license.I understand that if you are dealing with the "average" agent, that you would want to consider your own license, but the liability isn't worth it if you pick someone like myself, that's decent, to do the searching for you.The biggest challenge you come up across most agents, is they've NEVER invested other than buying their own home!

I know they are not as hated as say lawyers or politicians, but they are up there.

We are all only given a limited amount of time on this earth, so I sure as heck dont want to spend it wasting away at some job that I hate.

I'd hate to see regulators ban installment deals because they are so widely abused by one side or the other, which is being considered in many places.

i put a similar clause in my lease, but i really only have it to protect me in case a tenant has misused an appliance or something..i have one tenant for instance, who didn't want to turn the gas heat on, so they used the oven constantly to heat the apartment...no, i wouldn't replace that oven when it burnt out...however, if they're good tenants, it's prob. cheaper to say, "guys, i usually don't do this, but yall have been good to me, so i'm gonna take care of it."

I would just hate to build a brand new place, rent it to poor people, and have it have that grease smell that you smell in every house in the hood and no matter what you do the the flooring and paint it will always be there.
