The house is paid off free and clear, but we have no intention of selling it; we want to keep it in the family and turn the lot into a vacation home, Airbnb, or even a rental.

They do have an upREIT feature where you exchange your NNN into the portfolio tax-free, they are a bit selective.

My accountant was able to have the tax office agree to let me pay it off in monthly installments.

Please feel free to check out my profile for more details on the investment, but we were able to spend 1 year slowly renovating the apartments as tenants moved in and out, invested heavily into leasehold improvements (long-term fixed like HVAC, water heaters, exterior paint, property drainage, etc), converted month-to-month tenants to annual leases, and raised rents to market. 

Contact the Portland Rental Services office, they can confirm what is required.

Its a 4 to 1 match on your down payment and you can get up to $22,000 free (you bring $5500 to closing).
