(hind sight, it needed every bit of the $10K in work that they asked for, so I wish I would have done this deal)About 3 weeks later, I put it under contract again at $242,000, this time the buyers had a complete inspection, (which I now have a copy of)  which discovered the $10K worth of work (new windows was the major part, some insulation, a few reverse polarization plugs, and cosmetic repair in one unit)  that needed to be done.

On top of the fact that, even in a community that had a residual reputation for maybe being a little bit snake-like (thanks gurus), most people were genuinely pretty amazing and (to me) super knowledgeable about real estate.

So I checked out a house last week that I was ready to put an offer on but discovered today that it was pulled off the market yesterday and the bank has decided to auction it off.

we've evicted a tenant ( total nightmare) upon finally entering the condo after 12 months we've discovered that the tenant has been in prison in another country and prior to being arrested turned the condo into a nightclub( weird right).

The house has come back on the market multiple times after other potential buyers are apparently doing their due diligence on this issue after getting their offer accepted, and/or they discover traditional financing isn't an option because of the mold.

I don't know if they bring in paid, sell your crap at the back of the room and Saturday paid session B.S. speakers, but it was a real pleasure to get to attend a REIA where the attendees were mostly active investors, they looked to genuinely like being there and the content shared by the three different groups that night was heavy on content and light on fluff.Kathleen Kramer did an excellent job going over economic data.
