But in the new place, the floor is new and the baseboards are shellacked.

Assume you have new floors today.

If not, maybe reach out to a few local lenders and get concrete data based on your current financial situation. 

Financial advisers, real estate agents, title companies, etc. have taken me to club boxes or floor seats at sporting events, golfing at private clubs, etc.
