I will be asking the banker this but want to survey before I do.Has anyone used their equity as collateral in an acquisition, but not via a HELOC?

There is Remax, Keller Williams, Exit Reality, Coldwell Banker, Do you recommend going with a big name brokerage or using a smaller brokerage, who seem to have lower fees.

Target at least 2.0 DSCR to stay on the good side of your banker (NOI divided by P&I).

Just start making calls to the commercial or business bankers (not retail loan officers).

Also, who was your mortgage banker?

Hey everyone, I am under contract and nearing my closing date when I get a call from my banker saying that I do not qualify for the loan program we are applying for.  

I can assure you though that if you were to start asking every attorney you know and bankers (especially commercial) they will be able to point you to a good commercial broker or two.

I have a REI portfolio of one SFR, but I've been a banker over 3 decades.

One of our bankers is working on the loan for us, but we will need between $300K-400K for the down payment and we would like to get a private money lender that would like to do a loan for the down payment, hopefully interest only for a few years, while we bring the park up to a significantly higher value.
