I found that quality tenant usually goes with the realtor especially there is no cost to them in Vegas ( while tenants in other state like NJ has to pay one-month rent fee to the realtor).Even my rental property's condition is better than most available comp, I still price very competitively so usually I would get several tenants willing to put an application within the first 2 weeks. 

I got soaked in Atlanta big time, here's why: In the LA or Vegas markets, if you have $, someone will deal with you quickly.

That's a nice coastal area with CBC and Keesler nearby; the casinos don't hurt either.

Markets can change dramatically in just a few months and I don't like playing Vegas with my flips. 

However, it looks like I'll be moving to Southern California within the next year which means I'll either need to invest in SoCal or be an out-of-state investor on my first deal (currently living in Vegas but working in LA.)I've heard a lot of negatives about investing in Cali on the podcast and wanted to hear from some members about it. 

He also had a phone number from Nevada which was odd but in doing research I found that the couple who owned the house got married in Vegas so there was a small Nevada connection.
