The average over the last 9mo (latest comp from 10/9) for that same street was 237k, but one sold very low for 189k on 6/1/16 with the same sqft but must have been a real dump because the next lowest sale was 230k for the same bed/bath with 300sqft less.

Those months are already poor for getting vacancies filled due to school being in session.However, if you're renting 2 bed or studios, and there's not a child in sight, then it's usually just the weather causing a slow down in tenant placement.  

There was a 2400sf house, a bunk house with 10 rooms, an air strip and lots of rattle snakes in this area.

It's a 2 bed 1.5 bath townhouse located in Spring Valley (east San Diego) CA.
