People tend to be negative they always  told me their  wasn't no money in this  and that the truth  is their are  broke doctors and wealthy doctors broke welders and wealthy welders  it's what you  make out of it life is a hustle.When people  are down playing  buy and hold  I just  agree with them and say yeah  their is no money in this it's just my hobby

We are interested in multifamily properties and are playing with the idea of buying something near a college campus.  

Only accept applicants who meet your criteria, otherwise, your emotion is playing in.  

The are is a working class area with good affordability (rent wise).There were a few other 3/1 and 3/2 duplexes in the area, and we were seeing asking rents in the $1200-1400/month, so we set our rent at $1300, given it was brand new and had several upgraded features (hardwood cabinets, granite countertop, SS appliances, wood look tile throughout, etc).  

I have heard most of them through audible or purchasing the audio books several times. and the more i listened while playing video games the more i thought i could do this.

Hello BiggerPockets,I'm taking the real estate state exam next week and I wondering if having a real estate license and wholesaling real estate is playing with fire.

I still play there my self and see a strong demand for the turnkey product (just not worth it for me).
