Black China bristle brushes are best for this and good ones (Purdy) are very hard to find.

Thanks for the reply @Marc WinterThe home is in Richmond Hill Queens right off of Forest Park, it was priced at $505 because it was a fixer upper (also slightly smaller, we put $65K into renovation), and before the neighborhood really picked up in price in the recent years. 

I am selling a deal right now in Forest Park, IL that is a 1.5%.

I have heard a lot of discussion about it, but nothing in black an white.

There are intangibles that aren't so ROI black and white.

I have never driven through there only on approach and take off .. its a favorite Saturday lunch run in the summer.. about 45 minutes air time from our airport.I think you just have to talk to a very good local broker.over there at black butte I have stayed at vacation homes there that are as you described 70s and dated does not keep people from renting them..
