Can you guys share your experience in deciding between 2 bed rooms and 3 bed rooms homes?

Over-leveraging can be troublesome, but sometimes you need to get creative. 

It would probably have to be a creative portfolio lender in either scenario but if the numbers work they may take a chance on that.

My daughter went to Cal State Bakersfield started in 2009, We bought a nice 3 bedroom home that was about a mile south of CSB.

That being said you can find some stellar deals if you get creative.

I reached out to a few other investors I know too, and they've offered a few creative solutions, some tested in court, some not.

So if the rent is $1,000 per month and landlord is using a 3x, then they need jointly to be making $3,000 (it sounds like they more then cover).How they split it up between themselves is between them; perhaps the lower income person / lesser contributor gets the smallest bedroom?

I found an MLS-listed 12-plex in Kent, WA (listing says 12 bedrooms which suggests 6 units, but describes 2 buildings with 6 units each).

One thing I added is I look for large 2 bedroom homes.
