When you raise the rent the tenant may request an explanation and it’s very easy to explain that in order to continue to service them and respond to their requests you need to charge them more. if your average rent is $1,000 per unit and the average tenant calls 2 times per year why is it fair to the good tenants that this troublesome tenant to call 50+ times per year and pay the same rate?

It looks like they are offering a lease as well but I would highly recommend paying a local real estate attorney for a lease.

Essentially, people could donate money and get tax deductions and then that money could be pooled to buy property, fix it, rent it and pay a manager.I’m assuming it would be similar to a self invested Ira.

This means that you will probably need to pay registration and filing fees in at least 2 states if you don’t buy CA property as a CA resident.Be sure to tell your accountant that you may now need to file non-resident income tax returns in each state where you own property as well.
