Hi All,Is anyone aware of a calculator or spreadsheet that allows you to plug in an initial investment, a CoC percentage, and IRR to generate an overall projected ROI over a number of years?

From what I'm reading it says that Asheville allows "Homestays" which is what I intend on doing anyways.

Also you may be in code violation for allowing a bedroom in the basement.You need to become more active in protecting your asset.

Perhaps a simple LLC formed in the state you reside in at most until income allows you or even demands moving to the next level.

The reason is that you have not owned the property for more than 12 months.On the other hand a 1031 exchange would allow you to defer all tax. 

One with skin in the game ($$) would also allow you more flexibility and to potentitake on larger projects. 

These allow me to replace "OK" investments with "superior" investments, and still meet my goals, while also diversifying away from stocks.  

That way you can get the multifamily with 3% or 3.5% down which will allow the money you have to go much farther.  

Does anyone know of any database (or website) that allows a landlord to report a "bad tenants", i am not talking about credit agency. just a simple database that allows a landlord to report a tenant that caused damages or did not pay rent?

I think the biggest concern of the Kwikset option is that anyone can acquire that tool that allows you to change keys.
