Go ahead and put an offer in after you've seen it (have your realtor do a video tour), but visit the place in person BEFORE conditions are removed. 

I saw couple of videos posted by BP and calculated cash flow if we end up renting out.

*Other note:I'm working full-time as well (this may have relevance to lenders).I've watched videos online informing me the best way to run numbers and what not, but now as I begin to search for a property I feel more pressure and less certain of the outcome.Anyways...Thank you & I'm very excited to begin the search.
