The higher amount you put in escrow usually lets the seller know how serious you are about purchasing the property.Dealing with bank owned properties escrow required is usually $1,000 bucks.Dealing with private sellers you definitely want to try and minimize your risk by putting as least as possible in escrow.

Do most of you that do rehabs put in appliances all by the same manufacturer or do you mix & match?

The heat trapped in this upstairs was incredible, even with a new ridge vent put in the roof; this helped push me to try the spray foam.My Foreman sent me this picture a few minutes ago.

If going to the expense of a total rewire is it really that much extra to put in wired SD's?

Offered $62,000 for this 3/2, 1500 SF home & put in contract we would close on Dec 29th and we could work on it while awaiting closing.  

I wanted to put in Central AC & an electric dryer plug.  100amp doesn't have enough juice to run a lot of big electrical things at once.  

One location I asked for a list of improvement they have done to the house and I only got this list: (not very thorough)Repainted exterior. added gutters. rebuilt fence picket by picket. painted interior. new carpet upstairs.laid tile in master and upstairs bathrooms. put in new sliding glass doors. replaced all bathroom fixtures. replaced both shower heads.laid some sod. we also put a few new door stoppers in...To me this doesn't seem like much but I was trying to come up with a general ballpark figure before I pay for an appraiser.

If this is true for this situation, does that mean it would be worthwhile trying to put in offers on homes which have only cash listed for terms?  

In fact, that may be the ideal situation.That being said, I echo @Steve Vaughan, you are willing to put in detailed effort.
