Charge him for the dead trees?

I've noticed that some charge a flat rate vs taking a percentage of the total rental income.  

@Rob Smith - all great points above.One thing that I didn't see mentioned is becoming a private lender for real estate investors.IMHO - this is the fastest way to grow you limited seed funds.You can easily charge 1-5 points PLUS 12-15% APR for short term loans that are secured by real estate.I personally use a handful of private lenders to fund my wholesale business [I don't do assignments, I close on each property before reselling].I never pay more than 65% LTV and give the lender a Promissory Note along with a Mortgage.  

I was shocked to find out that I was charged a $35 wire transfer fee for the rents received.

Try to pay any charge offs you may owe if you can afford to.

No where did I ask for this and more importantly I am being charged for this letter in the summary of charges they provide (25 dollars).Is this common practice?

My favorite text: "I know my dog threw up while I was moving and I forgot to clean it up but I'll come over now so you  can't charge me"  Told her lock is  changed, don't come.

These assets tend to be more stable, have less risk, and charge higher rents, all of which are the reasons they trade at lower cap rates.

So if you decide to charge the tenant, take pictures of damge/mess, have the backyard cleaned, get the receipt and give the tenant a copy. 

Were there any charges for cleaning/repairs after the tenant vacated?
