That is all understandable, but what is not acceptable is that they suck at communication!

I would get on a few different wholesalers mailing lists and get a real sense of how they: present the properties, communicate with their investors, lay out the numbers.

As a PM, I’m sure your communication skills are great, and you probably have some clients that may already want to invest with you, so you are definitely a leg up.

Can anyone suggest a nice, professional way that I can tell her to remove them or suggest she install wireless cameras? 

Communicated with the seller's realtor to learn what the seller is really wanting.

This is very frustrating as they have both wasted 1 month of my time before communicating this requirement.Am I doing something wrong or I just haven't spoken to the right lender yet?

A couple of great books for you to read/listen to as you build your network are Sales Ninja by Larry Kendall and 7 Levels of Communication by Michael Maher. 

This PM LLC will lease, communicate with tenants, maintain/repair the properties etc  I know I need to add this PM LLC as additional insured on the rental policies but do I also need to have a separate policy for the property management LLC?
