Over the the episodes from the past two weeks, David from the BiggerPockets podcast has brought up that real estate will be harder and harder to from the "small guy" to get into each year due to factors like: inflation, hedge funds being hyperactive in the market, the lack of supply and high demand causing an increasingly competitive market, real estate being a more attractive investment for our current economic condition, etc...

@Clare YuritchI have a seventy-year-old-plus boiler in excellent operating condition at one of my properties. $6K to replace a boiler of any size is CHEAP.

However the building has very good structural bones, and the boiler system, fire suppression, and elevators are all in surprisingly seemly good condition.

@Zachary Scott IMO, I believe this could be pretty subjective but I think it would depend on your comfort level and risk avoidance regarding certain things, e.g. rancher on a waterfront lagoon in terms of flooding issues, age of the home and potential termite issues resulting in structural damage, roof condition and what could be underneath of it from leaks.
