One strategy I like to do is build in seller credits into my offers so the loan covers the closing costs, e.g. if you wanted to offer $500K for a property, offer $510K with $10K towards closing costs and that $10K is supported by the loan and can be used on the costs I mentioned above.

Two nights had been pretty good, but I agree withy Andrew-people taking up all the weekends and all that is left is weekdaysHmm, perhaps you can generate direct bookings through your site and offer two nights as a perk for those who book directly but keep a stricter policy through the OTAs.

I have about 10k-15k saved up and would love to get into wholesaling on market/mls properties (I know that approach is atypical but I think a cash offer with the right terms can go a long way even though the market here is becoming more saturated).True!
