It's not safe, the money would have to be counted, and I would have to verify the money is not counterfeit. 

If there are extenuating, verifiable circumstances, we may stretch it another ten days.

ESPECIALLY if you have numbers from the seller, run those by your prop mgr, so they can verify if they're 'real' or 'fugazi' and trying to fluff up the deal. 

There is almost no way to do it in NJ right now because the market is so hot and flush with cash buyers, so absent a relationship or partnership with cash of verified funds, you need money to invest in Northern NJ now.

My motto is trust, but verify, so I would ask to see the structure in writing. 

Making local contacts and starting to get bids is easiest way to get accurate pricing for that area - doesn't hurt to get a second opinion and verify prices.

If there aren't current leases, how have you verified they are in good standing and pay their rent on time? 

I know we cannot take any eviction action during Covid-19 due to state regulations, but does anyone have more information on this program or if there is a way to verify that this payment is coming?
