I can update to 100 amp but not 100% on the cost of this.

My tenants leases are now month to month. If my tenants are not willing to sign another year lease term, is it acceptable to make the rent higher for month to month vs paying on a 12 month term?  Needing guidance

The house is in good general condition with some recent cosmetic updates and preventative maintenance, but I don't like the idea of an inspection opening up a can worms with the city that I'm not expecting.

I am willing to take less of a return because I know a higher cash on cash return with none of that stuff updated will have a cost to it, and bring my cash on cash over a 10 yr average way down.

An update- I did issue a pay or quit notice on Monday and the tenant paid the rent yesterday.

I want to know at what time does the public records gets updated on sites like Zillow, Redfin when the property sale transaction completes ?

Purchase price $55k, tax value shows 110k, estimate after some paint and updates we are looking at $170k.

Could use some updating cosmetically.
