I think scripts can serve as a framework and give you a level of comfort while making calls however each call should take on a life of its own and the conversation should flow naturally and organically. 

If you have any receipts/expenses you're not totally sure about, call those out and organize them so she can review them easily.You can also just ask her what she needs and how she wants it organized. :-)

Haha thank you @Andrew Johnson, I think one of the unique things about Mammoth is it's proximity to Yosemite so it gets consistent, year round traffic.

I might be in a unique predicament and thought to reach out here:I am wrapping up a co-owned 203k project that had some large surprises during construction and, now, is over budget and we need more money to finish the job.

I would like to drive more organic traffic to our lead generation(capture) page.

Having said that, the number of possible solutions is relatively small and unless you have some unique set of circumstances (hence the need for a SME).

Unfortunately, he is not what I would call a savvy nor an organized investor.

It's a unique situation that he's never seen before. 

I am unfortunately in a very compact region without a REIA or similar organized gathering.
