We own a few houses that we converted from our primary residences to rentals and because of good (Lucky) decisions, we are fortunate enough to have some great equity built up. 

Ive recently made the decision of getting into flipping.

An air bnb with less than 7 days raises to section 162 definition of a trade or business all day long though. 

However, if you are relying on appreciation and loan pay-down to make the deal "work," then it is probably a deal worth passing on.Most people would tell you that you should base your decision on cash flow only, and appreciation and loan pay down (especially appreciation) are icing on the cake.
