You will cover the exterior walls with stucco or siding, but without regular painting and maintenance, those cracks can allow for water intrusion and who knows what will happen after.

We spruced it up with new paint, replaced cracked linoleum in kitchen with tile, repaired rotted carport roof and replaced whole house roof, repaired deck, replaced corroded water heater, painted kitchen cabinets, repaired faulty appliances, and a few other smaller things What was the outcome?

When I was house hacking back in the day (long before the term “house hacking” existed, we just called it a flop house then), I rented to both friends and strangers at different times and had a MUCH better experience with my friends. 5 years with friends, never had a single issue: no late rent payments at all and no drama even with 8 of us and 4 dogs in a 4/3 sharing a tiny kitchen, usually with a few dirt bag climbers couch surfing or crashing in their vans outside too.

If you did that, the 25th percentile is $561.And all that assumes you don't have any surprises, like HOA assessments for a roof repair or cracking foundation, a water heater that needs to be replaced, etc.

Hi Erin,Maybe ask her for $30 cash in hand to cover the tiny amount of electric the block heater will use (you have no way to know what it will really cost), and be a decent neighbor and let her park the truck in the driveway when there are chances plowing will happen (the plowing thing isn't going to go away with a new tenant).Good Luck!
