My husband and I own 3 investment properties and looking to expand to more multifamily units in Martinez, Concord, possibly Oakland, Richmond and Pittsburgh area.I am working FT in the high tech industry like most people in Silicon Valley.

@Scott Trench seems to me like you're already pretty well diversified. as mentioned above, if you have extra money to save/invest, consider continuing to build your cash reserves or pay down existing mortgages. you can also always find a tech company or startup to invest in too. 

Do what is cost effective and follow tech's suggestion.

I've gone through trying and failing many times, but I also have experience being a general manager at 2 commercial real estate properties for several years, until I left to an acquisitions firm that Id rather not even mention on a resume.I have been around the disruptive startup scene (did a tech startup that failed early), and I have experience in managing commercial properties.

In our tech-driven world and so many self-service real estate search engines,  don't think changing listing agent makes that much difference on the marketing side, as long as it has nice photos in the MLS listing, access to the house is provided (no schedule for showings), and the listing agent is responsive to offers and inquiries.  

No fencing, no high tech, no climate control.Michael - I've thought of going the outdoor route as well.
