It is zoned multi-family and I could do 14 or 15 straight townhouses but the City in question, while they immediately adopted the latest ADU rules, has archaic multi-family land-use regulations centered on a large apartment complex mentality that are costly for infill / middle housing  (1.75 off-street parking spaces per unit, major landscaping requirements, "amenity" requirements, unreasonably large setbacks, etc.). 

 @Dan Heimer this is a little off topic, but if that picture you have on your profile is of Thanksgiving diner with family then you are definitely blessed. 

I don't think it's worth paying for the repairs for a tax deduction, if the tenants want the AC they are welcome to pay for it themselves and they are.

Our neighbors in Maine have not paid their taxes in a few years.

Hi all,I purchased a two-unit home a few years ago as my primary residence with a conventional loan, and was told by an accountant that there is no reporting or extra tax forms I need to file as long as my tenant in the upstairs unit is paying less than the total of my mortgage.

I cash flow $100k a year off 20 doors.

Then I call a couple more people and get a couple more no answers or not interested and then I get a hold of this lady who right off the bat was very polite very sweet and we hit it off right away.

My insurance agent tried Allstate but they said all units need to be occupied before they write a policy. 

I would have owed about $70k in taxes.

We do not want to be a lender or have our name taken off the title unless they can pay the “due on sale” mortgage.
