Well, I think you got the picture, but wasn't trying to talk you out of it, but probably on this get with a mortgage broker, it just isn't a DIT thing.That said, if you want to move forward, except that it will take 3 months of good studying to get there if you have a good grasp of RE, if not, add another 3 weeks.

The people on this board take valuable time and effort out of their day to respond to requests for assistance, experiences, and knowledge. 

Make sure you network locally and have dedicated local people who assist your during your decision making process, keep an eye out for you and who stay on top your properties.

Some also seemed quite bitter at the fact I was even in the business and wanted their help in assisting me to find a deal.

At least get assistance from an accountant familiar with such matters.

I am a three your major in self directed studying of Real Estate investing.

Are they any recommendations on what to read/study? 

We studied 7 days a week for 2 years and when we finished, we were book smart but not nurses.
