I have some questions regarding deal analysis specifically with self storage investing.  

I want to install 20 or so RV Spaces, 60 or so self-storage units and a drive thru food / coffee stand.

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

The slabs were from a conference table dismantled and put in storage for years.

Parking, hunting, fishing, storage, farming, Xmas trees, farm stand, construction material/vehicle storage, beach parking/shuttle to beach, haunted hay rides/mazes, "tiny" houses on trailers, flea market...

Meaning they fall below income and federal poverty guidelines so you cannot wage garnish or levy their bank accounts.The point is if you have a file and income with credit you should know if they have resources to go after or not.If not and they have vacated the unit and do not have storage there then you need to re-key the unit.

I hate small enclosed kitchens, but if you're not adding a breakfast bar of some kind then losing that storage simply to open it up may not be worth it. 

I'm looking to connect with storage owners in the Greater Cincinnati Area.  

Particularly with old service stations / C-stores, there is concern over Underground Storage Tanks (UST) I would do some preliminary research on your site on the state database of Storage Tanks  (https://mydatcp.wi.gov/Home/ServiceDetails/4a17152...)  

We just bought a property in Indiana from another BP member that we are going to reposition for commercial sale (i.e. either small office / retail strip or storage business) after we clean the property up.
