If so, don't ever pay that unless we are talking about huge kitchens.As other posters have stated, cabinets are an easy DIY.When you get to countertops, check HD, they do the best top of the line counters for $25-30 per square foot installed.

I work with all type of sellers so this is the basic info I want from the seller:Name, address of the property, phone #, email.Description of the property - beds, baths, square footage, lot size, garage, type of house etc.

for full basement foundations you will need a decent size machine. for trench footings, clear lots and move soil, why not look into something like a John Deere, where you can put different accessories on the machine - backhoe, bucket, lawn mower, post hole digger etc. ?

So somewhere in the ballpark of $30k seems reasonable)I don't have the funds necessary to purchase and rehab this second property, so I want to use Hard Money to fund this loan I've never used Hard Money before, but below is the 20,000 foot view of the steps I feel I need to take:Have my contractor walk the property to offer an estimate of the rehab costs Place an offer through my agentOnce the property is under contract, leverage my due diligence period to acquire the hard moneyQuestion:Would you change anything about the above steps?
