We purchased it for $565,000 but I was happy to see appraisal for $642,000!

I spent $33,000 putting the shower back in one side and renovating it and moved my tenant from the B&B in it and then moved myself into the other side. 5 years later we both still live there happy as clams.

But, he should ID property type, location, etc. and research to make sure he'll be happy with the average ROI of a new asset BEFORE just selling blindly.
