Obviously, there's not a lot of upside on additional lease-up (assuming some options on space and almost full), so additional gains are going to have to come from rent increases and appreciation.. wow.

If not  I would agree with Miriam about looking at open houses to get ideas   One question on your re-hab. my 70s era house has a very closed floor plan, so if I do re-hab  it would probably mean opening up some walls to open up the space.

I also agree with @Doug Merriott that there is a buyer / renter for every home, The first home that I bought was a 2/1 with a Florida room (900 SQ FT) that was in 2003 when I was a single guy, after two years, adding a wife and a baby we wanted more space

I'm proof up by my lender to do my first investor so I'm the exit buyer, and my best friend found a great deal at $22/sqft on a home that's 4000 sqft of living space, and place the home under contract with an option to assign.
