And then after a year, either re-up (if I like the rates) or put it into something else...and it would likely still end up with a much better return.

Or something similar.

Considering refinancing if rates become more attractive or I need the cash out for something.

You won't understand something and need it beaten into your head ten times.

Then you can go find something else that excites you to invest your extra time in:)

Some things I wish I would have done differently when I first started. 1.

I hadn't considered it since the project will likely be no more than a few days.Future dock injuries are already something I'm planning to cover through a different policy associated with the business operations and unfortunately, you can't get a dock warranty on something like this.

I would invest back into what is already in your portfolio before trying to scale, try out luxury/unique on something you already own/manage and see what it does for numbers. 

Definitely something to consider while vetting out potential GP's.  

If the partner who is exiting the deal is a guarantor on the loan, this is something that will have to be sorted out with the lender.
