I sent out 273 text postcards in September and had 2 calls both wanted retail prices for their homes and were not willing to owner finance.For that mailing list I focused on home owners;10 mile radiusat least 5 year ownershipassessed value under 100k2+bed 1+bathat least 30% equity

ARV = 100k 100 - 65 (purchase) - 15 (repairs) = 20k100 x .09 (closing and realtors) = 9k20 - 9 = 11kinsurance, taxes, holding costs = 3-5k11 - 3 = 8kI don't get out of bed in the morning to rehab a house and make 8,000 on a house.

I would be wary of a triplex that only has 1 bed units.
