My experience matches @Stuart in terms of type/quality of notes I have purchased.

Typically that's the last rent you're likely to see from them.If, after speaking with them your gut feeling is that this person would not be a good match as a renter you can either tell them sorry they don't meet the criteria for the rental unit based on income or eviction history (NOT on issues such as family size or anything that would violate Fair Housing laws) or you can suggest that they drive by the rental unit to get an idea of the size of the place and the neighborhood. 

I'm currently under contract to purchase two other duplexes from the same owner via short sale that are model matches on the same street at hopefully 66k and 76k.

The other option is to find a standard purchase and sale agreement online and pay an attorney to edit it to match your needs and any state laws.

To verify, have them text you a picture of their business card, it should have their DRE# which you could look up, and the cell phone number should match the number the text is coming from. 

I haven't looked too much in the area I currently live because as far as I'm aware Cumming and it's surroundings are not good places to invest in multiunits due to highly appreciated home prices and rent that doesn't match those prices.

Alright so here's my thought...Tonight while I was gathering information about homes for sale and for rent in my area, I checked out the "housing wanted" section of Criagslist and happened to find an ad that matched perfectly with an apartment that I know is for rent that meets the poster's critera.

Seems going selling price is about $115,000.Rents in the area for houses like this seem to be around $1,300 per month.Any thoughts on the key things I'd need to think through to check the match on this property and if it's worth purchasing?

I've done my research , matching grantors and grantees at Recorder of Deeds office.

Does any one know if a non conforming cottage doesn't match tax records, can it be converted into a conforming one?
