Hey there! I recently closed on a duplex ( 2 months ago ) via a short sale with two section 8 tenants both with different housing authority's. Property is located in independence MO and the purchase price was 76,000 and rent is 1,625 ( Tenants pay utilities too ). I'm currently under contract to purchase two other duplexes from the same owner via short sale that are model matches on the same street at hopefully 66k and 76k. They are both pending investor approval right now.

So far so good...!
