Also if you have to skip a year and save up an additional downpayment so be it.

Here in Toledo, the city won't let renters have the water bill in their name, it stays in the owners name (so they can't skip out on the bill).

Get you own comps and don't skip over the ones that don't support what you think it's worth.  

My advice hire a skip tracer to find updated phone numbers / addresses for your returned mail.

And telling others to skip out on health insurance is really playing with fire if not down right ignorant.

If a tenant pays you for the first 6 months on a year lease and then starts skipping payments--do they get to move back in on the 12th month? 

@Alex Craig  one of my turn key clients just takes every property down to the studs and rebuild s them totallynew electrical new plumbing HVAC systems roof windows... insulation sheet rock.. nice cabinets full tiled and granite baths along with granite and stainless appliances including dishwasher ( e hm) which is rare in rental stock and Garborators as well. which many skip on..

It's just if you have funds already from inheritance, sale of a business, large funds you have saved over the years etc. then you can skip that low income stuff all together.

The thick underlayment (3 -5 mm) they sell in the big-box stores is not worth the extra cost (IMHO) and often makes for a poorer installation.If you are trying to save costs by skipping the underlayment  why not simply ask the supplier to throw it in?
