Maybe it’s time for a PM to step in going forward one with thicker skin 

This is a case where you could probably be pretty transparent with the LO who has given up, "hey I want to give it a whack elsewhere, no skin off your back since you've given up anyways... will you shoot me the 3.2 file?" 

I would much rather have a vacant unit than have someone move in without any skin in the game. 

As @Charles Press says, there are many ways to skin this cat, and many reasons.  

I am a chef by trade, so have a thick skin.

Just say in an green or inexperienced note buyer might bite on that but anyone who knows anything about notes NEVER would .. they can buy a perfectly performing great first for basically the same return why take the risk letting a owner pull 100% of his or her cash out and HAVE NO skin in the game and leverage to the eye balls this is how people cratered last go around..

No skin off his nose  YOU need to contact the daughter and tell her from now on if its not broke we aren't fixing it. 

I discussed it with the owner and our decision was that we wanted to only rent to individuals who had skin in the game.

I’ll preface with I’m new to buy and hold investing and have yet to have any skin in the game, still learning and getting things in line.

Just remember that if a tiny dog nips at you, it usually doesn't even break the skin.
