You rent out the upper and lower units and the total creates positive cashflow that may not be available in a regular single family unit.

For example single family homes are more desirable if they are close to good schools because they are more likely to attract families.

From my experience, 2 years ago seems quite long ago for a Single Family Home Comp., even if it is the House next door.
