The court hired a process server to serve tenant, the tenant had 7 days to respond, she did not respond. 3) 7/9/2018 Because notice went uncontested I filed “application for entry of default judgment” 4) 8/13/2018 Default Judgement signed by the Judge.5) 8/21/2018  filed "Writ of Possession" (Min Seven days waiting period after default judgment signed)6) 8/24/2018 Writ of Possession signed by the Judge.

I inherited some bad tenants to say the least.Month 1: Paid in cashMonth 2: Paid on the 15thMonth 3: Did not pay.Month 4: No signs of paying for September.They are out at the end of the month.

I don't have money for a down payment and there are improvements that need to be made to the home that I want to use the equity for, so I thought maybe apply for a HELOC or home equity loan first since I will own the property once we sign the contract and then use some of that money towards the downpayment to pay off the seller and then I will be making lower payments.

Apparently if you sign a lease as an LLC the landlord can't exactly control who is staying in the apartment because it is under an LLC (Let me know if this isn't true).

I called the county and they said I need to have her sign a deed from her married name into her current name but I will need it notarized and she has no way of proving her former name, what can I do?
