what is the best app for eviction background checks?

Hi, I have a rental. What is the best app that is free or cost a little money that I can run for eviction checks. What do you guys recommend and why? Please let me know I had a nightmare evicting bad tenants so I want to avoid all this.. is there a good app that you guys use? also im in california
