Hi BPers,Im in Utah market right now where it is very hot and we like this property due to its great location in salt lake county.

There are realtors on both sides.

They are building 2 more schools one is an elementary school a very short walk from the new build and a high school on the other side of Union Park.

Shark River Hills and the Southern/Western sides of Neptune won't net you 12% unless you're really lucky and have found a great deal. 

The insurance on this property has been more so a torn in my side than anything, i bought the property when i was active duty in the military, had a normal insurance policy on the house, when i moved out and rented it i called USAA and asked them to give me coverage to rent the property to a family member, because at the time i had a family member living with me and they were taking over the property and paying me rent.

The last time I had to do a domestication, the client ended up paying a fair bit in professional fees due to: (1) having to pay a PA lawyer to handle the domestication work; (2) having to pay a lawyer in the original state to handle whatever he needed to do over there to comply with that state's law; and (3) bunch of filing fees and publications on both sides.

That is becoming harder and harder to do as the market is super hot and folks are becoming smarter. 

On a side note, this activity boggles my mind.

. - That is correct although we have had to finance a driveway being paved, a new roof, and new siding because of a wind storm.

The neighborhoods I'm currently invested in are hot, but I dont want to be so scared to sell because of the future value of my properties that I miss out on opportunities right now.Thoughts??
