The greatest thing about the 1031 is that it allows you to actually shift from bricks and mortar to DSTS in times when you want less management head aches. 

There are things that you can do as part of your lease requirements to lessen your liability or shift the coverage to the Tenant. 

News flash, if someone with experience is on the other side, you're gonna get fleeced. 

If your intent it primarily to resell (the definition of a fix n flip) then you can't 1031 it.But that being said, there are a bunch of my clients over the years who have shifted their model slightly so they can get the adrenaline rush of fixing and the tax deferral of 1031.
